Land and legal
Land price varies widely by location. Add registration, stamp duty and fees for land use verification.
Site development
Levelling, a boundary wall or fence, a gate and an internal road are often 10 to 15 percent of the total.
Water and power
A borewell, water storage, electricity connection and possibly solar panels are essential if your land is away from the city.
The house
Construction cost depends on size, design and finish. A simple weekend home costs far less than a luxury villa-style farm house.
Landscaping and extras
Gardens, trees, a pool, guest cottage or farm shed can be added in phases to spread out the cost.
