A renovation budget disappears quickly if you do not set priorities. The rule is simple: spend on what is hidden and structural, save on what can be changed later.

Spend on these

  • Waterproofing and damp-proofing: hidden problems return and damage new finishes.
  • Electrical and plumbing: replacing old wiring and pipes is far cheaper before walls are finished.
  • Structural repairs: cracks, weak beams and roof leaks must be fixed first.
  • Windows and doors: they affect comfort, security and energy bills.

Save on these

  • Decor and furniture: buy in phases after the main work is done.
  • Loose fittings: lights and curtains are easy to upgrade later.
  • Expensive imported tiles: good domestic tiles now look almost identical.

Keep a buffer

Old buildings often reveal surprises once walls open. Keep 10 to 15 percent of the budget aside for them.
