1. Skipping the soil test
A soil test costs very little but decides your foundation design. Skipping it risks cracks and settlement.
2. Choosing only the lowest quote
A very low price usually means cheaper materials, fewer workers or hidden extras later. Compare specifications, not just totals.
3. Changing the design mid-construction
Shifting walls or adding rooms after work starts causes delays and wastage. Finalise the plan before the first brick.
4. Ignoring ventilation and natural light
Good window placement saves electricity and keeps rooms comfortable all year.
5. Poor waterproofing
Leaks in terraces and bathrooms are the most common complaint. Insist on proper waterproofing and a water-ponding test.
6. No written agreement
Always have scope, payment milestones, timeline and material grades in writing.
7. Not visiting the site
